We help you design and build a house that feels solid and considered, not like a standard spec with different countertops. Structure, envelope, and systems first — then finishes that match how you actually live.
Secondary Suite Legalization & Project Management
We turn “almost legal” or planned suites into clear, step-by-step projects with zoning checks, permits, coordination of trades, and inspections, until the suite is properly legal and documented with the City.

HOW SOPHISTICATED SOLUTIONS STARTED
Sophisticated Solutions didn’t start as a marketing idea. It grew out of frustration with how many residential projects are run.
The founder of Sophisticated Solutions spent years managing complex technical projects before focusing on residential construction in Calgary.

On paper, many projects looked fine: nice drawings, long specification lists, “competitive” quotes. In reality, owners were dealing with the same problems over and over:

Transparent Money, Not Mystery Margins
On secondary suite projects, we separate our project management fee from trade quotes. On custom homes, we explain how our margin works and what parts of the budget are pass-through costs.

We don’t overload you with details you can’t act on. You get structured updates and decisions at the right time, not random calls when someone panics on site.

A chaotic site is almost always a sign of a chaotic project. We keep sites as clean and organized as conditions allow, out of respect for your future home and your neighbours.
Finishing the Job, Not Just Leaving
We take closing out seriously: deficiencies, documentation, and small fixes are tracked and resolved instead of being treated as “annoying extras”.

We’re not a giant company, and that’s by design.
A small core team handles planning, coordination, and communication with you.
For construction and specialized work, we use a network of trusted trades and consultants chosen for their fit with specific project types.
On every active job, there is a clearly named person who is responsible for your project — you’re not passed from one anonymous “department” to another.
